Basic & Standard packages: 45–75 minutes
Ultimate package: Up to 2.5 hours (more detailed). Most reports are delivered the next day.

Most reports are delivered the next business day. Ultimate package clients may receive reports the same evening. You'll get a secure link to your client portal with lifetime access to all photos, video, and findings.

We document walls, floors, ceilings, windows, doors, lighting, outlets, AC/heat performance, appliances, plumbing, smoke detectors, and visible signs of damage, stains, odors, or pests.

Green = Good condition

• Yellow = Minor issues worth noting or negotiating
• Red = Significant issues that should be addressed before signing

Standard ($249) – Most Popular: Includes everything in Basic, plus professional video walkthrough, full functionality testing, Green/Yellow/Red flag summary with recommendations, current exterior photos, and a secure client portal with lifetime access.

Ultimate ($449): Includes everything in Standard, plus priority scheduling, maintenance permit research, Bad Actors Program status, 1-year code violation history, 30-day post-inspection support, and a move-out inspection.

Yes. We only send transactional SMS for appointment confirmations, scheduling updates, and report delivery links. We never send marketing messages.

Typically 4–10 messages per inspection: booking confirmation, reminder, inspector en-route, report ready, and optional follow-up. All service-related only.

Message and data rates may apply depending on your phone plan. We do not charge any additional fees for SMS communications.

Cancellations with at least 24 hours' notice receive a full refund. Last-minute cancellations may incur a fee. We understand situations change — contact us as soon as possible and we'll do our best to work with you.

Yes. Ultimate package clients receive a limited re-inspection guarantee on major visible issues. If you feel our report missed a documented issue, contact us within 48 hours and we'll make it right.
