LIMITED TIME: FREE move-out re-inspection ($150 value) with any booking. Ends Oct 31
Short definitions for San Antonio renters. Not a law book. If a term is not here, it probably does not belong in a pre-lease file.
Rooms, closets, fixtures, and equipment we can reach without moving locked doors, opening walls, or climbing onto a roof. If we cannot see it, it is not in the report.
The vent that blows conditioned air into a room. Weak airflow in one bedroom while the living room is fine is a common San Antonio request-to-repair item.
Our default pre-lease inspection at $249: fuller photo coverage, 24-hour report, office summary, deposit-dispute checklist.
The outdoor HVAC unit. We note whether it is running and whether indoor registers are delivering air. We do not tear it down.
Dated photos and notes of existing wear, stains, and damage so the office cannot later call them “tenant damage.”
A finding that is not an emergency. We still photograph it so it is on file.
We turn on what is present and powered — lights, range, disposal, HVAC, fans — and note what works. Not a lab test.
Ground-fault outlet in kitchens and baths. We note if the test/reset buttons work when the outlet is present and accessible.
How we get in. Without a code, lockbox, or office escort, there is no inspection.
Heating and air. In San Antonio, weak cooling is the finding most renters should send the office before they sign.
Something inside a wall, under a slab, or behind locked equipment. A visual pre-lease inspection does not claim to find it.
We work for you. Not the complex. Not the owner. The file is yours.
The list a Texas landlord generally must send if they keep part of your deposit after move-out. Keep your pre-lease photos. This is not legal advice.
"Discoloration that may be old or new. We photograph it and note if it is dry or soft.
A later visit to compare the unit to this file. Full Deposit Shield can include a re-inspection credit. Ask when you book.
Expected aging — light carpet traffic, small paint scuffs. The report tries to separate that from holes, burns, and broken hardware.
The glass door and the rubber sweep at the bottom. Torn sweeps let in air and pests and get blamed on tenants if they are not photographed first.
A walkthrough and photo record of a rental before you sign. The product MTIS sells.
Items we flag for a written ask to the leasing office — repairs or written acknowledgment — before you commit.
Money the complex holds. A dated report is how you argue that old damage was already there.
Floor or wall that gives under light pressure. Often next to a stain. We record it; we do not cut the material open.
Typical rental HVAC: indoor air handler plus outdoor condenser.
A licensed buyer inspection of a house under Texas Real Estate Commission rules. That is not what this service is.
What you can see, photograph, and reasonably test without demolition. The limit of this report.
Wear is age. Damage is a hole, break, burn, or missing part. The report labels both so the office cannot mix them later.
Complete — $249. San Antonio and nearby cities.

Independent pre-lease inspections for San Antonio renters. We document the unit before you sign so your deposit isn’t covering someone else’s damage.
