LIMITED TIME: FREE move-out re-inspection ($150 value) with any booking. Ends Oct 31
Effective September 16, 2026. San Antonio, Texas.
These terms govern inspections and reports sold by Multi-Tenant Inspection Services (“MTIS,” “we,” “us”). Booking or paying for a service means you agree to them. This is not legal advice and not a substitute for a lawyer.
We work only for the renter (or the person paying on the renter’s behalf). We do not inspect for landlords, owners, or management companies on this service. The report is delivered to you.
A visual pre-lease inspection of accessible areas of a rental home or unit, plus a written report with photos, within about 24 hours after the visit. Packages and prices in effect when you book:
Essential — $199
Complete — $249
Full Deposit Shield — $399
The inspection covers rooms, fixtures, accessible HVAC registers and equipment, plumbing fixtures, and appliances that are present and powered. Time on site is typically about one hour.
A Texas Real Estate Commission (TREC) home-purchase inspection
A code-compliance or habitability certificate from a government agency
Opening walls, moving locked items, entering attics or roofs that are not reasonably accessible, or inspecting other units or common systems we cannot reach
A guarantee that the unit is safe, legal to occupy, or free of hidden defects
Legal representation in a deposit dispute
Give the correct address and unit number
Arrange access (gate code, lockbox, or leasing-office escort) before the appointment
Tell the office you hired an independent renter inspection if they ask
Read the report before you sign a lease
If we arrive and cannot get in, we will reschedule or refund the inspection fee. Call (210) 405-8800 as soon as you know access has failed.
You book through our scheduling tool or by phone. Payment is due as stated at checkout. If you cancel more than 24 hours before the visit, we refund the fee. Inside 24 hours we may keep the fee or apply it to a new date, except when the complex blocks access after you booked in good faith — then we reschedule or refund.
The report is a dated record of visible conditions at the time of the visit. It is your document. You may send it to a leasing office. You may not present it as a TREC inspection, an engineering opinion, or MTIS’s endorsement of the property.
Photos and notes we take during the job are part of the deliverable. We may keep a copy for our records. We do not publish your name, unit number, or identifiable photos without your permission, except as needed to defend a claim or as required by law.
This refund applies to the Complete and Shield packages only (not Essential). If we miss a condition that was visible and accessible during the inspection, and a landlord later uses that same pre-existing condition — documented as such — to take money from your security deposit, we will refund the inspection fee you paid. This does not cover damage created after the visit, items we could not see or reach, hidden in-wall or under-slab problems, or disputes that are not backed by the landlord’s written deduction tied to that condition. Ask us in writing within a reasonable time and send the deduction notice plus the original report.
Our liability for any claim arising out of an inspection or report is limited to the fee you paid for that inspection. We are not liable for lease decisions, lost deposits beyond the refund in section 7, moving costs, or consequential damages. Texas law governs. Venue is Bexar County, Texas.
Site copy, sample reports, and prices can change. The package you book is the package that controls. Sample reports are fictional and redacted.
